  1           The proposal is contrary to Policy BH8 of the Department's Planning Policy Statement 6:

              Planning, Archaeology and the Built Heritage in that the Albert Bridge is listed under Article 42

              of the Planning (NI) Order 1991 and the proposed  alterations would, if permitted, detract from

              its architectural/historic integrity by reason of its detailed design which is out of keeping with

              the architectural form, design, character of the building in terms of scale, form, proportions

              and alignment.

  2           The proposal is contrary to Policy BH11 of the Department's Planning Policy Statement 6:

              Planning, Archaeology and the Built Heritage in that the development would, if permitted,

              adversely affect the setting of a structure listed under Article 42 of the Planning (NI) Order

              1991 [the Albert Bridge] by reason of its detailed design which is out of keeping with the listed

               structure in terms of scale, form,  massing, proportions, height, and alignment. The proposal

              would also adversely impact on the amenity of neighbouring properties due to dominance and

              overshadowing.
